Buying a home is probably the largest investment you will ever make, so it’s important to understand the condition of your investment. A home inspection is a non-invasive
examination of the home’s structure, systems and components. While a home inspection is not a prediction of future conditions and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.
For the Home Seller:
Are you selling your home?
Let me inspect it before you even list it. Seller inspection informs you of any defects or problems with your home for sale so that you can address them before prospective buyers discover them. Take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected with a Seller Inspection.

Every home I have inspected has had a water heater. Most people don’t know that your water heater can actually be very dangerous. One of the items checked during the home inspections is the Temperature Pressure Relief (TPR) Valve. It is usually located on the top or the side of the water heater, and has a little tag on it. There are three common defects I normally find with the TPR valve. The first is there is no discharge pipe (see picture on right) to prevent someone from being burnt in the event of an over temp or over pressurized tank. The second is an obstruction of the TPR valve which could lead to an explosion, and the third is the TPR valve pipping is the installed using the wrong material.
A home inspection gives the buyer more detailed information than an appraisal--information you need to make a wise decision. In a home inspection, a qualified inspector takes an in-depth, unbiased look at your potential new home to:
• Evaluate the physical condition: structure,
construction, and mechanical systems
• Identify items that need to be repaired or replaced
What Goes into a Home Inspection:
A home inspection gives the buyer an impartial, physical evaluation of the overall condition of the home and items that need to be repaired or replaced. The inspection gives a detailed report on the condition of the structural components, exterior, roofing, plumbing, electrical, heating, insulation and ventilation, air conditioning, and interiors.

Here is an example of the items that we find during our Home Inspections everyday, new homes are not exempt from underline problems & poor workmanship, in fact newer homes that were built during the Boom time of the 2000s in Arizona display some of the characteristics of a fast paced assembly line building, get it built, sell it & we will fix the problems later, that was the mindset, well lots of homeowners are not aware of all of the hidden defects or sub standard workmanship that your new home may have been built with, most of these items will be hidden to the everyday homeowner until a big problem occurs, so contact Show Me Home Inspections & we will show you the real story behind the construction of your New or Resale Home.
